Conveyance

Ours is an exclusive 3-BHK/ Villas only Society and while selling, builder had charged a premium because of it being so. The entry to the Society was through another Society but the builder had promised to give us an independent entrance from the side. His brochure clearly indicated that as proposed gate.
After a delay of over 5-6 years, builder finally formed the Society and handed over the management. But before that, he did a lot of arm-twisting and made the flat owners sign an MoU agreeing to his demands to allow new buildings with 2 BHK in the adjacent plot of our Society and include them as our society members. He also made us to commit not insisting on the Conveyance for indefinite period of time. His part of the bargain was to release (about 80% of) our own deposits (rest he swallowed) and to give us an independent access (which was otherwise promised).
He has defaulted in fulfilling part of these commitments and now wants us to agree for addition of another building and more than twice the number of new members. With that 60% members of the Society will be 2 BHK owners.
Having known the traits of the Builder, we would like the Conveyance done immediately and not agree to his demands. How do we go about it?
