Difference between Adhoc Commitee versus Non Cooperative society

We are thinking of taking handover from builder but we are yet to receive an OC from builder due to pending construction work of 4 floors (we are a 7 floor building). What should we do to benefit us, an Adhoc Committe or Non Cooperative Society. Builder is not too helpful in providing the necessary maintenance required for a society. Also builder pushing to take handover of the society. We are a 7 building society of 7 floors each except for 1 wing which has a TDR of 11 floors but 4 are het to be constructed due to permission issues.

    I suggest you avoid taking over. File a case in consumer court.

    Ad-hoc committee obtain society registration certificate. Can ad- hoc committee collect maintenance society before date society registration certificate. It is legally correct or any other issue will come over in future. builder is asking before registration maintenance in his account after settlement he will handover rest amount to society.
