How maintenance charges apply? per SQ.FT or Flat?

Currently I attended our Society annual meeting. Where I came to know that there is an update under bye laws that all flats (1 BHK, 2BHK, 3BHK) should be charge flat monthly maintenance charges.

Intially builder charged per sq.ft charges to each individuals. And we all agreed that same will done for the next year.

- So I want to know really is it True that maintenance charges shall be charge Flat (equal) to all the flat size or not?
- It will be great if you share the bye laws clause number?
- Where I can download latest bye laws of the society? & where I can contact to the Registrar of my area? (my pin code is 421503)

    Hello,

    I am a resident of Bangalore, we have 18 flats in our apartment, until now annual maintenance charges were calculated on square feet basis , however from this year a owner from bigger flat have objected that annual maintenance charges should be calculated equally for all flats. I am residing in my 950 square (2 BHK) feet house and the person who have objected residing in 1600 (3 BHK) house.

    The person who have objected that annual maintenance charges should be calculated equally for all flats , since all services are used equally by everyone. My query is since all services are used equally by everyone then it should be calculated by number of person wise?? 4 people are residing in 3 BHK house where as only 2 people are in 2 BHK house. from 3 BHK house 4 people are using the service , where as 2 people are in 2 BHK house.
