Non-issue of share certificate.

My son, who is presently abroad, is member of a housing society in Mumbai. The buildings were occupied in 2007 and the society was formed sometime in 2009-10. So far, (even after over 3 years) the society has not issued share certificates. Flat sale and Transfers are taking place without the share certificate. That society is also proposing to issue share certificates of different values based on the size of the apartments. If anyone has taken two flats, one share certificate is proposed tobe issued. Please advise me how I can help my son solve this problem.

    For cooperative housing society, shares are equally issued per flat. Share certificates are not as per area in cooperative housing societies. You can complain to the cooperative registrar.

    You have not replied my query fully please. What about NON ISSUE OF SHAE CERTIFICATES FOR OVER FIVE YEARS SINCE REGISTRATION OF THE SOCIETY AND OCCUPATION OF THE PREMISES!

    You should make an official application to the society (CC registrar). If you do not get appropriate action/response, do follow up with the cooperative registrar (of your area) after 15 days.

    I had purchased a flat in Kurla (W), but not found the share certificate with the seller, I checked up the records in the society with secretary and confirmed that society had never issued the share certificate to any owner of this particular flat. we have 24 flats in our society, 23 share certificate issued to its members but they never issued the share certificate to any owner of this flat (I'm 3rd purchaser of this flat), now secretary is asking me to put a news paper public notice for missing certificate. Can anyone help me to resolve this matter.

    My flat sale last month purchaser give me some down payment and loan aprovel from dhfl and going to registration dhfl issue cheque against my bank loan and stop my remaning payments and demand my share certificate society not given my certificate no any dues bal. Of society what can i do please help me
