In SRA Scheme, Annexure II List

I have room in slum since 1987. (I have all doucment like Ration Card, Photo Pass issued by Collector, Electic Light bill, Election Id & other receipt of rent to deposit to concern muncipality.) The slum later went under redevelopment as per SRA.

Here are two developer interested to redevelop the slum. In the time of survey we are not given information to the concern authority because of two developers. In Annexe II my name is not mention but survery no. are in the list and also mention in my room door.

Is there anyway my name can be added in Annexure II now? Please help

    You can contact official of SRA in writing for this.

    We do not deal with redevelopment of slums and may not be very helpful for you.

It was came to my notice on 2010 as the annexeture was sign on 10 june 2010 since feb 2011 i am following the Goregaon office of collector in writing every 3 month the survey has been done by the officials from Goregaon but the deputy is now fwd the case nor replying to my correspondence mAy i know how can i get my name including in annex

    2. how can i get land owner list. (Appa Pada, Kurar village side ( CTS no, 221).

    Hi,
    I have room in slum, I already submitted all documents(ration card, electricity bill,voterid card, adhar card)to SRA team. In annexure ii , I am eligible(Patra).
    Also I have copy of annexure ii, I verified that all serial number of documents (voting card number, electricity consumer numbers) are correct but adhar card number is incorrect in annexure ii ( Adhar card number mentioned in annexure ii is 2021 **** *570 but correct adhar card number is 2021 **** * 571).

    Please let me know what is the procedure to change the adhar card number in annexure ii.

    Also want to know at the time of flat allotment will face any issue .

    On Next week I am going to builder, regarding that to know whether he will give temporary shifting or provide me rent.
    Yet my room is not demolished .First I will discuss about temporary accomdation and after that he will demolish my room.

    Wasim sir, can you please share me..before signing on agreement..what should I asked to builder... whether I asked to him give me annexure 2 copy?

    Dear Manoj.

    It depends if you builder is private 3 agreement will be signed:

    1) Tenant and Builder
    2) Tenant and Society and
    3) Builder and Society

    Don't allow to demolish your room before making any agreement otherwise you will be in problem later on if builder and society wants to cheat to you. Also, keep ANexure list copy as it will come handy in future use.

    sir i have a room in kandivali west ..my father was bought tbis room in 2007 but sell agreement mention the owner voter id that is i think 1995 proof..but still my room is not patra so what should i do..the builder has came and annexure 2 is coming very soon..pllz give me some ideas how can i patra my room..

    Hii myself Yogesh, residence of borivali -Slum area since 1995.
    We all have all the documents of proof of address and identify.
    Recently One fine day my family and I got to know that our room is "apatra" and to convert it into "patra" one of our family friend who is government servant asking for Rs. 2.5 lakh.

    Request to please help us know wat is patra and apatra?
    What are the impact of being apatra?
    Do it really cost so big amount ?
    I am in real need of guidance. Thanks in avance

    It all depends on your documents and if you still have valid documents SRA officials are not going to make the process easy for you. Apatra means you are not eligible for room and to get your name on the eligible list of home owner you need to spend a lot of money. And, your relative knows this that is the reason he is asking for so much money.

    Hi Yogesh,

    "Apatra" means your name is not on the eligible list of candidates for home allotment. "Patra" means you are eligible for home allotment under SRA development. However, you don't need to spend 2.5 lakh to get "Patra".

    Hi Yogesh ,
    Can you give me the details of the documents you have submitted in sra , If you are staying in borivali slum since 1995 and have all the documents .
    2 Important documents required for Eligibilty / Patrata are :
    (a). Electricity Bill prior to 1-1-2000 and
    (b). Election / Voter card prior to 1-1-2000.

    Also there are some other condition to fulfilled …….
    For eg.
    1. The applicant should not have any other room in same slum or anywhere in Mumbai.
    2. The applicant should be staying in the room when the survey was going on.
    3. Only Voter card is not consider as a strong proof , it has to be verified / certified from the Assistant Election & Town Duty officer (Masjid Bunder

    Pls provide me the details of the Slum Area where you are staying :
    1. Electricity bill copy
    2. Voter card copy.
    3. CTS no. of the slum Area.
    4. Name of the Reg. Slum Society. ( Not a private Society please ….)
    5. Name of the Developer/Builder …
    6. Annexure-II list.

    After going through all this documents I can guide you how to go ahead for patrata ….

    We have a house in Dahisar. Here SRA has started his survey for Hutment. I think there are 950 houses within them only lumpsum 300 house owner has documents prior to 1.1.2000 . I have my Electricity Bill from 2002, Scheme of 2001 for Gan Gadana for Voterlist. but from whom I have purchased he has purchased this property from 1st party in 1989 this details has shown on my agreement paper is this will work.

    What Mr. Momin said is very much true in your case. The documents which you are holding are not enough...and also your matter looks very complicated, but not impossible. There is a way out for people / Tenant those who have purchased there hut/room after 1/1/2000 can also be held eligible if they fulfill the condition laid down in form no. 4 .

    I would be very happy to help you out in this situation.

    Pls provide me the details of the Slum Area where you are staying :
    1. Electricity bill copy
    2. Voter card copy.
    3. CTS no. of the slum Area.
    4. Name of the Reg. Slum Society. ( Not a private Society please ….)
    5. Name of the Developer/Builder …
    6. Consent letter / Agreement copy if any signed between you & Developer / Builder.

    After going through all this documents I can guide you how to go ahead for patrata ….

    Hi Noor,

    Yes, it will work if and only if you don't allow to demolish your home...and before that get your name listed in Annexure II if your name is not listed. Apart from this, there are many other conditions which you need to fulfill such as you should have not home in Mumbai and so on.

    When did you purchased the second hut, and from whom and on whose name . If I am not wrong you have purchased the second room prior to year 2000 , but the address mention on the Voter card is of old room. If this is the situation then you are not eligible for the second room .

    Please provide me the details of both the rooms .
    1. Date of purchase , Who has purchased , and from whom .
    2. Voter id copy of both .
    3. When was the survey conducted .( Provide the Annexure copy.)

    Yes Mominji in 1995 election list my father & my name is showing in one room. They are not shown separate room in 1995 election list that's why my room is apatra. if you have any solution. Please help me.

    I stay in dahisar east
    where builder has come and opt for SRA scheme, we all are agreed and given permission to go for SRA by raising hands in SRA meeting, now survey took place . annexure declare, now there are 300 rooms on gr floor and at the same time 300 room on top. all room which are on 1st floor since 1985 .. all have valid proof. but in annexture 2 which is declared all 1st floor are apartra .. now all have unity and opposed the project saying first give room to the first floor of the premise, builder has agreed that he will allot room to the first floor of the premises from there private FSI which he get.. and he is ready to do the Agreement of 1st floor who are Apatra and he is paying stamp duty and registration also for 1st floor of the tenants.. he is saying i will do agreement i will pay statmp duty and registration, leave the premises i will give you rent also then after 1 or 2 year you will get the room in SRA building
    now my question is
    1) is that registration of the 1st floor which is doing by stamp duty and registration is valid
    2) should we vacate the premises after registration and stamp duty
    3) if he fail to give the house in SRA building, can we fight with the builder for non giving room after registration in SRA
    4) does builder have right to allot the flat from SRA building from his private FSI which he get can give to apartra member ?
    5) please share your contact nos as well as email so that i can talk to you more

    Yes if Registration along with the stamp duty is done by the developer we can depend on him but while doing the registration dnt specified the word 1st floor of one plus because yet there is not any provision under sra for 1 st floor
    but if the developer have lot of space which he can utilized by getting the fsi of the above room he will manage the government authority

    Dear Nitin,

    If developer is saying take in written and also see what SRA official says about it so that you are in clear picture what is happening...because in the future if developer refuses for some reason that there is now law in SRA say that he is entitled to give rooms for tenants who are living in 1st floor of the slum.

    Mr Nitin on official from SRA will not commit that 1 st floor will be getting the flat and if commit also it will be verbally which is of no used, so it is the mutual understanding between developer society and tenants and which society play a vital role, so society should be in favour of the tenants and not the developer/ builder

    well builder is doing SRA agreement with the tenant who stay in first floor of the hutment
    he has mentioned in agrement "that you have to provide the proof of 1st January 2000, how ever if you fail to provide proof then builder will give the room from his private FSI for the 1st floor of the premises " and giving rent for 1 year in advance and telling to vacate the exiting room
    now how he will allot the room of the first floor of the premises since its from his private FSI, Since its Draw System in SRA then those who are Patra will get the room and those agrement are made with stamp duty registration (Private FSI allotment ) ... ?? how they will get the room ... also in agrement what he is making he is putting Room No and floor in agrement .. since building work just started .. so question is has builder have right to allot room there own FSI in SRA ?

    NO NOT AT ALL. PRIVATE FSI OR GOVT FSI SUCH FSI ARE NOT THERE THE DEVELOPER IS DEVELOPING THE AREA UNDER REHABILATION SCHEME SO HE IS GETTING THE FSI AGAINST THE NO OF SRA FLAT ALLOTTED. IF HE IS SUCCEEDED IN PRESENTING THE MORE HUT HE WILL GET MORE FSI WHICH IS THE MAIN IMPORTANT PROFIT FOR THE DEVELOPER SO WITH THAT FSI HE WILL CONSTRUCTED THE PRIVATE PROPERTY WHICH HE SELL AND GET A GOOD PROFIT. IN FEW CASES HE CAN PROVIDE THE PRIVATE FLAT FOR WHICH HE WILL NOT BE ELIGIBLE FOR THE FSI THAT ALSO WHEN THERE IS A HUGE MARGIN IS THE PROJECT SO HE CAN AFFORD TO PROVIDE 1 OR 2 % OF HUT BUT NOT THE ABOVE PROJECT.

    Father's name is under aptra in the annexure II , what is the process to work with sra or any contact details who work on

    My room was declared eligible after 3 years of demolishing under SRA scheme. Although all documents were legal it took very long for the procedure for reasons best known to the office there. When my room was demolished, builder signed agreement for flat allotment and gave me 1 year rent in advance but after a year I didn't receive any rent even after several requests. Now that my room has become eligible I have received a note from SRA office that rent will be given from the date the room was prooved eligible. Is it right to deprive me of my rent for the years the builder didn't pay? What steps to take to fight for my right.?

    The builder signed an agreement and gave me 1 year rent in advance before demolishing my property. Under SRA scheme I got eligible 2months ago although all my documents were in place. Now i received a notice from SRA office that rent will be given from the time I became patra. Please advise me if it is correct since I'm due for 2 years rent which the builder didn't pay after the first year. What shall I do to get my overdue rent?

    need assistance on apatra to patra.
    we have already submitted all the document to society members before start the SRA project. and the society fail to submit it in mhada. now at the time of allotment it is still showing apatra. builder also not helpting to convert it from apatra to patra. They are asking for money to get patra.

    Kindly help me with the exact procedure of document submission and amount to get it done.

    My mother transferred room to me in 1998 there is agreement & I have open Bank account in 2000 & also I have survey Copy which is done in 2000 & also I have property tax paid receipt which is paid before 2000 & i have electricity Bill which is connected in 2014 & Ration card , Voter Id from 2008 My question is that is this documents are sufficient to become patra in SRA

    Also My builder said that I have to provide any document which is before 2000 whether is FIR or property tax , or Bank passbook

    Is builder is saying right that above documents is sufficient to become patra in SRA

    We stay in a room since 1990 in Vakola Sanatcruz east. We have attached Shop and a room in it. We have all document for the Room like Ration card, Voter ID, electricity meter EtC.. much before the year 2000 . But for Shop we have Gumastra license and commercial meter after 2000 i believe in the year 2001 or 02 . Also we have one more residential meter and ration card for 1st floor as well. So if development comes what will be the out come will get one room .......or one room and one Shop. .....Shop gumasta license and meter is on my name. And Room and residential meter is on my name.
    Plz help need suggestion

    now recently my landlord have take out decree and taken the position, where as my land is slum declared since 1977.

    what shall i do.. will it effect the patra / i will not get by flat / humble request please reply

    Dear sir i have bought a room in 2002 in Jogeshwari (west )& annexure-ii prepared in 2005, but my name is not included at all in annexure-ii . Even the name of the previous owner not included. I have all the document of the room.i.,e (Photo pass of room survey in 2000, survey letter etc of previous owner, certified copy of electoral of 1995 of the previous owner. etc) since 2002 i am residing in the room. In 2013 SRA Developers made as agreement with me & provide me alternate accommodation in their transit camp and demolished room . Now he want to vacate the transit accommodation telling that i am not eligible as my name is not included in annexure-ii. Now Pls. suggest what can i do to include my name in Annexure-ii

    I have a small shop in our chawl, near to my house, since the shop is constructed after 2001, the builder states that it is not eligible into SRA Redevelopment and I won't get the any place against the shop and my shop would be demolished. I have ghumasta license of my shop. Please let me know what to do ahead in order to secure my shop from getting demolished.

    Dear Sir

    As per case decree order was passed in 2003, latter the decree was stayed as we approached the court and matter was started matter started for rent .

    we approach the appeal court as land is sum declared and being patr, redevelopment work has been started.

    landload has manage to change the cts no showing that the particular property in not slum, we got the document from talati office quited late showing that our property is in the same cts which is sum declared. till that time decree has been executed we have to leave the house.

    we have received the following document:

    1) Annexure II showing my name as patra
    2) letter from commitee which have called us for no of meetings
    2) Also Map of cts where as my house is showing as per annexure to in the cts which is slum declared in 77 there is no change till date.
    3) land lord has shown some other cts as per record that also has gone in slum in 2007 have got gazet copy.
    4) now both the land is slum.

    1) will collector office will intervene in this if i approch them.
    2) OR i have to go thorough the court only
    3) want to understand sir matter is going on, all the above docuemnt will suffice to get my house back.

    Hello Everybody ,
    There are two ways for obtaining the annexure list .
    1. Filling an Application to the concern Department.
    2. Filing an RTI to the Concern Department.
    In most of the case it has been seen that there is no reply given to the normal applications or it is been delayed purposely . So I always recommend an RTI , the RTI application is Mandatory to be Answered within One month time period.

    Now the question is who is the concerned Department /Authority ?
    The Annexure –II list of the Slum area is issued by the Dept. of The Dy. Collector of that particular area ?

    Your case is little bit complicated one , as per your say the Land owner has got an order of decree from the court . But simultaneously you are also saying that you have been declared eligible in the annexure II list of SRA .

    Can you please provide me the Court Case details , I.e The Court ( whether Civil court /High Court / Small Cause Court ….. Also the Case No.. So that after studying the case I will be able to help you out in your case.

    have room in slum since 1987. (I have all doucment like Ration Card, issued by Collector, Electic Light bill, Election Id & other receipt of rent to deposit to concern muncipality.) The slum later went under redevelopment as per SRA.

    Here are two developer interested to redevelop the slum. In the time of survey we are not given information to the concern authority because of two developers. In Annexe II my name is not mention but survery no. are in the list and also mention in my room door.

    Is there anyway my name can be added in Annexure II now? Please help

    Our hutment survey was conducted during Nov 2017 but still there has no result come yet. I have with me the Survey receipt I'd. Can you please suggest what is the next step.

    I purchase commercial property last year, which I already using from 2011 , I have gumasta from 2011, prior to 2011 that property was residential they have light bill of 2008 but not older from that, what should I do now?
    Developer asking me to submit light bill prior to 2000 but I not have that.
    Yesterday I come to notice that anexture already done on 2006 ... Please give me solution....

    My Room was before 1990 but in 1995 owner sell the room to 2nd owner and from 2nd owner I purchased that room in 2015 . ... I have all the document of the room.i.,e 2000 survey copy , Light Bill of previous owner, affidavit of 1995 of the previous owner alo my affidavit with owner etc)

    I am eligible(Patra) for SRA scheme???????

    Mr. Santy,
    I have purchased SRA home in 2010 from 1st owner. I collected photo pass (1975) and last rent receipt from him. Now, the documents which i am holding as follows.

    1. Electricity bill copy
    2. Voter card copy. (i had voted and i have yadi number)
    3. CTS no. of the slum Area.20(pt), 32(pt), 33,35,61,65.
    4. Name of the Reg. Slum Society. ( Indira SRA CHS)
    5. Name of the Developer/Builder …M/s m Omega Sheltors

    I want to apply collector office for name addtion in Annexure II.
    What is the procedure to obtain patra certificate
    Plz advise
